Lease Document 

The Lease

 

  1. Roger Hannah & Co on behalf of Chetville Securities

 

The freehold to the property is held by Wren Properties Ltd

 

They employ Roger Hannah & Co as managing agents. The point of contact is John Somerville.

 

Ground rent (due quarterly) and building insurance (due in the Autumn) is invoiced to flat owners on behalf of Wren Properties Limited by Roger Hannah & Co.

RESPONSIBILITIES OF FLAT OWNERS a.k.a. LEASEHOLDERS

 

Each flat owner holds their own lease to their individual property

 

For the majority of flat owners, the term of the lease is nine hundred and ninety-nine years from and including the 24th June 1981.

 

The lease sets out the rights and responsibilities of 3 parties, the freeholder, the leaseholders and L.H: Mgt.Co.Ltd.

 

You are advised to read your lease carefully. It stipulates the following:

  • Not to hang out nor display washing upon any part of the premises

  • Not to keep refuse containers or dustbins on the balconies or in any communal area, only in the space provided.

  • At all times keep the floors covered with carpet in order to reduce and keep to a minimum any noise which might annoy the owners tenants or occupiers of adjoining premises.

  • The flat is not to be used for any improper, illegal, or immoral purposes

  • Flats are to only be rented out to family units

 

In addition, some flats have an allocated parking space, whereas others only have a right to use the car park.

History

Lansdowne House was built in 1938-39 to an earlier design and contains many Art Deco features.

 

The original design included 27 flats accessible by both the front and back staircases, plus a flat for the caretaker, only accessible by the back staircase.

 

The original gardens were extensive; over the years some of the land has been sold by the freeholder. Similarly, 3 new properties have been built on the foundations of some of the garages.

 

Originally the freeholder rented all the flats directly to tenants. In 1981 the status of the flats changed and the majority were converted to leasehold properties.

 

Lansdowne House was named after a mansion house which previously stood on the site. The grounds were bordered by South Road, Wilmslow Road, Ford Lane and stretched down to another large property to the west. There was also a large greenhouse. Dene Road was a later development.
